Alvaredus, Fairham is located 4.5 miles south of Nottingham, in the Rushcliffe Borough. Central Nottingham can be reached by driving or via public transport in 20 minutes. Adjacent to Fairham is the Clifton area of Nottingham. This is an established suburb of Nottingham, with a local high street comprising of national retailers and local independents.

The site is part of a wider 606-acre urban extension at Fairham and is owned by Homes England and will consist of 3,000 new homes, a new neighbourhood centre, health centre, community building and new primary school. Up to one million square feet of employment space will also be delivered at Fairham Business Park. Countryside having exchanged an agreement for lease for Phase 3 which consists of 324 units.
